<br />shall review all amendments to the Official Zoning Map and amendments <br />to the text of the Land Development Regulations. <br /> <br />506.5.1 Public hearing. In order to adopt an Ordinance the City <br />Commission shall comply with the notice and procedures set forth <br />in F.S. ch. 166 and the public hearing shall be conducted in <br />accordance with the provisions of this chapter. <br /> <br />506.5.2 Action by City Commission. In considering an amendment to the <br />text of the LDRs or the Official Zoning Map, the City Commission <br />shall review the proposed amendment, the general purpose and <br />standards set forth in this section, the report and recommendation <br />of the administration, and any oral and written comments received <br />at the public hearing. Based upon the record developed at the <br />public hearings, the City Commission may: <br /> <br />a) Adopt the proposed amendment with or without modifications; <br />or <br /> <br />b) Deny the request <br /> <br />506.6 Standards For Reviewing Proposed Amendments to the Official Zoninfl <br />~. In deciding whether to recommend approval of a proposed <br />amendment, the Administration and the City Commission shall determine <br />whether or not: <br /> <br />a) The proposed amendment is consistent with goals, objectives and <br />policies of the City's Comprehensive Plan. <br /> <br />b) The proposed zoning district is compatible with the surrounding area's <br />zoning designation( s) and existing uses. <br /> <br />c) The subject property is physically suitable for the uses permitted in the <br />proposed district. <br /> <br />d) There are sites available in other areas currently zoned for such use. <br /> <br />e) If applicable, the proposed change will contribute to redevelopment of <br />an area in accordance with an approved redevelopment plan. <br /> <br />t) The proposed change would adversely affect traffic patterns or <br />congestion. <br /> <br />g) The proposed change would adversely impact population density such <br />that the demand for water, sewers, streets, recreational areas and <br /> <br />city of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />CHAPTER 5 - Development Review 500-15 <br />
