<br />(B) Minor modification. The City Manager or hislher designee shall <br />administratively approve "minor" changes and deviations from an <br />approved site plan which are in compliance with the provisions and intent <br />of this chapter and which do not depart from the principal concept of the <br />approved plan. An amendment shall be considered a Minor modification <br />ifin compliance with each of the following limitations: <br /> <br />I) The change is a non-use modification; <br /> <br />2) The change is not an alteration that would otherwise require a <br />variance or would not meet the requirements of the Code of <br />Ordinances; <br /> <br />3) There is no change in the exterior building design; <br /> <br />4) There is no increase in the number of average daily trips; <br /> <br />5) The change does not alter the location of any points of access to <br />the site; <br /> <br />6) The changes does not substantially decrease the value of or <br />substantially change the character of any improvement or amenity; <br /> <br />7) Any changes to landscape material, location, planting techniques, <br />species, or size are deemed necessary by the City Manager or <br />hislher designee due to availability or site conditions; and <br /> <br />8) The change does not result in a material modification or the <br />cancellation of any condition placed upon the site plan as <br />originally approved. <br /> <br />(C) Upon considering whether a modification has met the criteria to be <br />deemed a Minor modification, the City Manager or hislher designee, shall <br />render a decision as to whether the modification shall be reviewed. The <br />City Manager or hislher designee shall have the discretionary authority to <br />require City Commission review of any modification whether Minor or <br />Major. <br /> <br />(D) The City Manager shall file a written report to the City <br />Commission advising of any minor modifications to a previously approved <br />site plan. <br /> <br />508.10 Engineering Plans.
