Landlord is responsible to pay for all real property taxes and municipal <br />assessments levied on the premises during the term of the Lease subject to Article 2 above The <br />parties specifically agree that Tenant will be responsible for their own personal or corporate <br />income tax, sales tax, intangible tax and personal property taxes related to the use of the <br />premises and the existence of their personalty on the premises described herein. <br /> <br />ARTICLE 6 <br />AL TERA TrONS, ADDITIONS, AND IMPROVEMENTS <br /> <br />Consent of Landlord <br /> <br />S 6.0 I. Tenant is specifically authorized to make whatever improvements it would like at <br />its sole discretion. Tenant must obtain all permits and all alterations must be made in compliance <br />with applicable law. <br /> <br />Property of Landlord <br /> <br />S 6.02. All alterations, additions, or improvements made by Tenant will become <br />Landlord's property when this lease terminates if the option is not exercised. <br /> <br />Alterations Required by Accessibility Laws <br /> <br />S 6.03. If any alterations, additions, or improvements to the premises are mandated by <br />legal requirements related to accessibility by persons with disabilities (" accessibility <br />alterations"), Tenant is responsible for same. This allocation of responsibility for compliance <br />with such legal requirements is a material inducement for the parties to enter this Lease. <br /> <br />ARTICLE 7 <br />SIGN <br /> <br />Sign <br /> <br />Tenant may erect signs on the premises subject to applicable laws, ordinances, and <br />regulations. Landlord needs to approve any signs and the location thereof <br /> <br />ARTICLE 8 <br />MECHANIC'S LIENS <br /> <br />The Tenant will not permit any mechanic's lien or liens to be placed upon the premises or <br />improvements on the premises.
