If default in payment of the lien <br />continues for 30 days atter Landlord's written notice to Tenant, Landlord may, at its option, pay <br />the lien or any portion of it without inquiring into its validity. Any amounts Landlord pays to <br />remove a mechanic's lien caused by Tenant to be filed against the premises or improvements on <br />them, including expenses and interest, are due from Tenant to Landlord and must be repaid to <br />Landlord immediately on rendition of notice, together with interest at Ten (10%) Percent <br />annually until repaid. <br /> <br />Landlord's interest in the premises is not subject to mechanics' liens for improvements <br />made, or contracted for, by Tenant. Tenant must give written notification to all contractors <br />making any improvements on the premises of this lease provision. <br /> <br />ARTICLE 9 <br />INSURANCE AND INDE.MNITY <br /> <br />Insurance <br /> <br />S 9.01. Tenant must obtain and maintain General Liability insurance for its use and <br />occupation of the subject property and Tenant shall and must have Landlord listed as an <br />additional insured to such policy. Liability limits shall not be less than $1,000,000.00 and <br />Tenant will maintain continuous and unintemlpted insurance coverage during the term of this <br />Lease or Tenant's occupancy, whichever is longer. <br /> <br />Proof of Insurance <br /> <br />S 9.02. Tenant shall timely and promptly provide Landlord with such Certificates of <br />Insurance reflecting compliance with this Article as and when requested by Landlord or on every <br />6lh month anniversary of this lease.or Tenant's occupancy. <br /> <br />ARTICLE 10 <br />DAMAGE OR DESTRUCTION <br /> <br />Notice to Landlord <br /> <br />~ 10.01. If the premises, or any structures or improvements on them, are damaged or <br />destroyed by tire, tornado, or other casualty, Tenant must immediately give Landlord written <br />notice of the damage or destruction, including a description of the damage and, as far as known <br />to Tenant, the cause of the damage. <br /> <br />Page 5 of 10 <br />
