PROJECT APPROACH <br />PROLOG WEBSITE: At the request of the Owner, we will establish a <br />website specifically for the project. It will interface directly with the <br />Prolog Management Program referenced earlier. We will enter data <br />directly into a project database, receive timely responses, and prepare <br />"real- time" reports all via your Web browser. We will post all <br />information to the site such as drawings, photos, and documents. A <br />Web cam can be established at the project site so you can watch your <br />project's progress on -line. <br />PRECONSTRUCTION PHASE <br />CONSULTATION: Our first priority, through cooperative effort, is to <br />assist with the establishment of common goals and milestones in order <br />to arrive at mutually agreed upon requirements and expectations. <br />User requirements Disclaimer <br />Powered b <br />I WEBSITE <br />CopYi�9�1. 1999-2000 MM.d F .M� SYab 1K <br />During this initial consultation, and throughout the entire preconstruction and construction process, we <br />will recommend construction feasibility and time requirements for various functions of the project. <br />SYSTEMS & MARKET ANALYSIS: Prior to putting a pencil to the paper, we will identify and discuss <br />building system options and alternates in conjunction with specific project requirements. We will assist <br />with the evaluation of material and equipment life cycles, and submit recommendations for Team <br />approval. We will also review the market trends to determine the availability of materials and labor. We <br />will provide input regarding local, regional, and national issues that may affect the cost and schedule. <br />REVIEW OF PLANS AND SPECIFICATIONS: Once a building system is chosen, we will participate with you <br />and your Designers to develop schematic, design development, and construction documents. By doing <br />this, we will ensure the design is completed in such a way that it maximizes quality, minimizes cost, and <br />optimizes the construction duration. As design progresses, we will review, in detail, the drawings and <br />specifications for construction sequencing, detail feasibility, and schedule /cost effectiveness. <br />"CLOSURE DOCUMENTS ": Our Estimating Department is proficient at <br />® preparing initial estimates from preliminary concept sketches. We will <br />compare the specifics of your project with those of similar past <br />projects. These comparisons will be made at various stages of design, <br />most commonly at the schematic, design/development, and <br />construction document phases. The information gathered will be <br />organized and presented to the Project Team in a "Closure Document ". <br />More than just simple comparisons, this document contains all of the <br />CLOSURE - - -- -- - -- details relevant to the project's construction materials, methods, cost, <br />DOCUMENT and schedule for that milestone in the design phase. We developed the <br />"Closure Document" in order to apply the knowledge gained from our <br />experiences of the past. We use the "Closure Document" as a <br />communication tool for the benefit of the Project Team. <br />
