PROJECT APPROACH <br />CLARIFICATIONS TO SCOPE OF WORK. With each updated estimate, we will provide a detailed list of <br />Clarifications and Exclusions as backup to the estimate at its current stage. It is presented in a standard <br />16 Division CSI format as supplemental information to the Architect's specifications. <br />SCHEDULING: As part of our "Closure Document ", we will prepare a <br />Master Schedule, using an integrated state of the art planning, scheduling, <br />and expediting system known as "Primavera SureTrak. Our initial t <br />preconstruction schedule will be developed to coordinate and integrate J "� <br />the Design Team's activities with the approval planning issues and <br />construction schedule. <br />DEVELOP TRADE CONTRACTOR INTEREST: We will prepare - - - -• , <br />prequalification criteria for Subcontractors and Suppliers to establish bid SO� <br />lists. We will distribute and receive bids and compile the most qualified hW M=W <br />prices and schedules. Using an "Open Book" approach, we will present, 2A <br />analyze, and make recommendations to the Owner prior to procuring the <br />work. <br />PRE -AWARD OF KEY SUBCONTRACTORS: We will identify key Subcontractors to be pre- awarded, and <br />determine the minimum amount of documentation needed to initiate pricing of critical long -lead items. <br />We will then solicit, receive, and analyze bids from vendors, and work together with the Project Team to <br />award these key trades. The purpose of the pre -award phase is to ensure on -time delivery for field <br />installation. <br />CONTRACT DOCUMENT COORDINATION. We will provide recommendations on the division and scope of <br />work for purposes of awarding trade contracts. We will consider such items as factors of labor <br />availability, overlapping trades, time of performance, and temporary facilities. At the same time, we will <br />review contract documents to eliminate areas of conflict or overlap in the work performed. <br />REQUIREMENTS OF REGULATORY AGENCIES: We will assist the Owner in working with various <br />governing agencies as required during the project. If necessary, we will also assist with the selection of <br />various consultants to be used during design development or actual construction. <br />CONSTRUCTION PHASE <br />PROJECT CONTROL/MANAGEMENT. Your project will be staffed with a competent full -time staff to <br />monitor the work, maintain the progress of the trade contractors, and coordinate activities and <br />responsibilities of the Owner, Architect, and Consultants. <br />WEEKLYMEETINGS: We will hold regular meetings throughout the Preconstruction and Construction <br />Phases of your project. Once your project enters the Construction Phase, our coordination meetings <br />become more frequent. We will hold weekly meetings with all Subcontractors and trade foremen to <br />ensure that we anticipate, rather than react to potential problems. The schedule will be reviewed weekly <br />on the basis of information provided at these meetings. Written minutes will be prepared and distributed <br />to all Team members for review and comment. <br />
