Refine building plans. <br /> <br />2. Functional Design: <br /> <br />· Typical layout of all floors showing overall dimensions, retail spaces, bay sizes, <br />striping layout, stair locations, floor slopes, floor drains, other critical detail locations <br />and updated car count. <br />· The impact of ADA regulations regarding accessible parking spaces for persons with <br />disabilities. <br />· Design shall reflect the City's essence as a small town, with a walkable, sustainable <br />and community life enhancement. <br />· Consider use of garage for storage of vehicles during storms. <br /> <br />3. Finalize Civil and Site layout, access drives, utilities, landscape, hardscape, and storm water <br />management. <br /> <br />4. Structural <br /> <br />· Foundation plan layout <br />· Ground, typical and top tier plan with key dimensions and critical detail locations <br />· Preliminary structural sizes <br />· Discuss durability issues <br />· Typical sections and details <br /> <br />5. Architectural <br /> <br />· Consider the existing architectural fabric of adjacent buildings keeping in mind the <br />historic district and buildings on the National Register. <br />· Refine architectural fa<;ade treatment to be "neighborhood friendly." <br /> <br />6. Mechanical, Electrical, Plumbing and Fire Protection <br /> <br />. <br /> <br />Provide preliminary specifications for lighting fixtures and circuitry, <br />Refine lighting plan and recommend interior lighting levels to meet Energy Codes, <br />yet adequate for safety. <br />Refine typical and top tier plumbing plan showing standpipes, floor drains and cold <br />water washdown system <br />Sprinkler systems (as required) <br />Alarm stations <br />Security systems (CCTV, etc.) <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />7. Parking Access and Revenue Control System (PARCS) <br /> <br />· Provide preliminary design of entry/exit configuration of aisles/lanes <br />· Provide details and specifications <br /> <br />8. Graphics <br /> <br />. <br /> <br />Preliminary graphic concepts to include interior signage, sign style and colors, sign <br />location and text. <br />Diagram signage for both pedestrian and vehicular circulation. <br />ADA regulations regarding accessible parking spaces for persons with disabilities. <br /> <br />. <br /> <br />. <br /> <br />Tim~~~h~ECTS <br />
