<br />Parking Studies
<br />
<br />To effectively conduct a parking study, an accurate estimation of the existing and future parking
<br />demand must be performed. That determination should be compared to the parking supply to
<br />assess whether or not sufficient parking spaces exist, or will exist, to accommodate the
<br />development intensities. This assessment must include an overall evaluation, as well as a
<br />detailed, localized review of the parking deficits and surpluses to determine where to optimally
<br />locate the correct amount of parking to serve the needs of the community.

<br />Another key component involves identifying who is parking and where. The parking behaviors
<br />of employees and residents vary significantly from tourists and visitors, and therefore, it is
<br />important to separate employee parking from patron or visitor parking. In addition, the walking
<br />distance from the parking space to the destination is a critical issue and is directly related to the
<br />viability of the parking facility. Intuitively, if a motorist will not park in a designated space
<br />because it is located too far away from their intended destination, it is not viable and is not
<br />effectively part of the parking supply.

<br />If parking demand exceeds the parking supply, an efficient means to reduce the parking supply
<br />needs is through shared parking, which requires cooperation with city and local business
<br />leaders. Practically, it would require connectivity of parking spaces to enhance the accessibility
<br />of the shared spaces, as well as careful planning of compatible land uses to ensure that sharing of
