This procedure is used to determine a reasonable application of design variances
and design exceptions.

We also have produced numerous roadway plan documents from simple roadway improvement
concept sketches and master plans to complete roadway final plans. Final plans typically include
such items as a Key Sheet, Drainage Map, Typical Sections, Notes and Details, Roadway Plans,
Roadway Profiles, Cross Sections, Drainage Details, Traffic Control Plans, and Storm Water
Pollution Protection Plans. Keith and Schnars engineers are certified in Advanced Work Zone
Traffic Control as required by FDOT for projects on FDOT roadways.

Drainage Analysis

As a companion component to most roadway design projects, we have extensive experience
conducting the development drainage analysis and plans necessary to support roadway plans
production. We are proficient in the use of drainage analysis and production software such as
GEOPAK Drainage, Interconnected Pond Routing (ICPR) and Automated Storm Sewer Analysis
and Design (ASAD), which are routinely utilized to develop accurate and efficient storm water
management plans, as well as the applicable criteria of DERM, SFWMD and FDOT.

Utility Coordination

Proper utility coordination is critical to the successful completion of a roadway construction
project. Keith and Schnars early in the design process identifies the presence of existing utilities
to notify and coordinate with the respective utility companies of planned roadway
improvements. Where possible, we seek to avoid utility conflicts which can delay the project or
result in increased project costs. When utility conflicts are unavoidable, we wor~ with the utility
companies to coordinate an appropriate resolution.

Engineering and Environmental Permits

Acquisition of required engineering and environmental permits can be an expensive and time-
consuming burden to any roadway improvement project. Keith and Schnars possess an
experienced staff of engineers, scientists and technicians who regularly coordinate with the
required agencies to obtain permits. As a result, our staff is intimately familiar with the permit
application process, and this knowledge and experience can be very beneficial for the City of
Sunny Isles Beach to minimize permit application and processing time. Consequently, a more
efficient and streamlined permit process leads to reduced cost to the city.

-
-
=II'!:~=KEITH and SCHNARS, P.A.
~ ..~ = ENGINEERS, PLANNERS, SURVEYORS
-
-
