F;i'r;m ~~y"lifjcation$ The Keith and Schnars team has considerable experience in providing traffic engineering review services for development petitions submitted to local cities. These services include participating and presenting technical traffic engineering commentary during Development Review Committee (DRC) meetings; evaluating the transportation impacts associated with master plans, site plans, and plats; reviewing access management and driveway connection requests for proposed development; preparing parking demand and supply studies; and preparation and presentation of corridor traffic studies, neighborhood traffic management studies, and traffic calming analyses. Transportation impact studies of future land use planning have also been conducted by our staff, as well as traffic concurrency evaluations, queuing analyses for schools and valet parking, and Trafficways Amendments. This broad spectrum of traffic engineering experience and knowledge will be greatly beneficial for the City of Sunny Isles Beach as it grapples redevelopment pressures and its inherent impacts to the community. As a continuing services consultant with several clients, it is our experience that COMMUNICATION clearly defines a successful project and relationship. It is through clear, concise, and frequent communication with our clients that we can best assess their needs to provide the desired result. Throughout the execution of this contract, Keith and Schnars will remain in constant contact with the City and key staff via informal and formally scheduled meetings. The following summary of a few transportation-focused services represent a small fraction of traffic engineering abilities that Keith and Schnars offers the City of Sunny Isles Beach. However, these services correspond to the immediate needs that the City may encounter on a regular basis. Site Plan Reviews Keith and Schnars strives to engage all parties throughout the development petitIon cycle, including the applicant, to minimize the seemingly endless "comment-response" cycle that can sidetrack a project. Unnecessary and unclear comments that confuse City staff and applicants are unproductive and only serve to prolong the development review process without any further clarification of the outstanding critical issues. Moreover, when consultant staff are available to proactively identify and address issues as they arise, this effectively eliminates the "Stump The Applicant" phase of the site plan approval process, which results in a more efficient and cost-effective system for the City of Sunny Isles Beach. With the depth of quality staff available on the Keith "and Schnars team, the advantages offered to the City of Sunny Isles Beach are access to highly qualified staff in a wide variety of transportation services, and exceptional response time. Usually, a technical site plan review requires approximately one week from when the request is received to when the review is completed and a memorandum is sent to the City's project manager summarizing the comments. However, with instances where an even shorter response is needed, Keith and . Schnars has the technical ability, depth, and commitment to serve the City ~as needed.
