PROJECT EXECUTION Another important consideration for your Heritage Park and Parking Garage Project is sequencing. Haskell will sequence the project to allow uninterrupted use of a majority of the surface lot during the construction of the garage. Once the garage is completed, it will serve the parking needs of the hotel and Public Works while we complete the park side of the project. Material Procurement Haskell has a large network of subcontractors prepared to provide competitive pricing for the Heritage Park and Parking Garage project. During the estimating phase, Haskell will break down the entire project into appropriate scopes of work and solicit bids from no less than three qualified subcontractors for each scope of work. The low qualified bid will be thoroughly interviewed and questioned to ensure completeness. Each complete low price will be incorporated into the Guaranteed Maximum Price (GMP) proposal and submitted to the City for approval. Once approved, Haskell will enter into Subcontract agreements with each low bidder included in the GMP. This process will be managed by the Project Manager and supervised by the Project Director using a tool we call the Purchase Control Log. This continues until all scopes are completely purchased. Assurance that Plans, Specifications and Schedules are Met Adherence to the plans and specifications, or quality assurance (QA), is a major focus at Haskell. In addition to the day to day quality assurance provided by the project team, Haskell has a quality assurance department that reports to the Group President. The QA Department's policies and procedures are designed to ensure that the plans and specification are met and include the following: · Participation in design reviews and make recommendations to improve quality Review project specifications and make recommendations to improve quality · Review key submittals for compliance with design requirements · With a parking garage, QA visits the pre-cast concrete plant to ensure compliance with PCI and the design documents · Participate and lead key pre-construction meetings with Subcontractors · Perform site visits to verify compliance with plans and specifications. · Implement testing programs Utilize Qualigrams and Best Practices - Experience from previous issues and solutions including detailed informational sheets on various envelope and building systems.
