FIRM'S QUALIFICATIONS <br />Coordination of Subconsultant / Subcontractor Schedule Requirements <br />During the design phase, input is solicited from our subconsultants and subcontractors to assist us in <br />determining a reasonable timeline for each work activity. There is no substitute for experience when it <br />comes to scheduling a project. The reliance on input from others when it comes to building our sched- <br />ule is concentrated on potential lead times for materials. Under current economic conditions, manpower <br />for completing each scope of work is not a major concern, however, the prequalification of each subcon- <br />tractor will include verification of their ability to provide services when scheduled. West Construction, <br />Inc. believes in managing the project and the schedule and not allowing subcontractors to affect the du- <br />ration of a project beyond what is reasonably necessary for completion of a specific task. <br />Coordinated Construction Scheduling and Crew Loading <br />West Construction, Inc. attempts to provide efficient crew loading for each task. More is not necessarily <br />better when it comes to providing manpower when multiple work activities can be performed and over- <br />lapped, multiple trades would be scheduled in order to expedite the project. <br />Detail of Scheduling <br />West Construction, Inc. feels that identifying any work activity that could potentially affect a project's <br />completion needs to be included as a work activity on the CPM Schedule. If an item requires a submit- <br />tal, the item will be identified in the construction schedule. <br />Cost Control <br />The West Construction Inc. approach to Cost Control begins during the design phase of the project. <br />Prior to the design phase, our in -house estimating staff will produce a CSI 16 division cost breakdown <br />which will allow us to track costs and be adjusted according to the different phases of design and devel- <br />opment. This will allow us to ensure that cost and aesthetics are developed simultaneously. The use of <br />cost history available from similarly completed projects over the past five years as well as the input of <br />our subcontracting community allows us to accurately forecast the true costs of the project, accounting <br />for the rapidly changing market conditions. <br />During the construction phase, we maintain cost control by strict documentation of the project. These <br />documents include: monthly updated CPM schedules, on -site current drawings and specifications noting <br />any changes from the permitted set of drawings and immediately providing costs for Owner- requested <br />changes. Our full -time on -site superintendent provides an up to date two -week look ahead forecasting <br />daily activities in order curtail inactivity on the job site. Our superintendent will also verify that all speci- <br />fied products and materials are being used on the project eliminating the need to correct mistakes due to <br />lack of attention. <br />LEED Experience <br />West Construction and West Architecture + Design have both successfully completed LEED projects <br />and have in house LEED® AIDS to assist and ensure proper documentation is carried out through all <br />phases of construction. Our project managers and pre- construction department work with the architec- <br />ture department to determine availability of green products and cost effectiveness of sustainable sys- <br />tems. Furthermore, West has the capabilities and experience in providing LEED consulting services as <br />part of our comprehensive package; this added benefit allows for a streamlined design -build experience, <br />as well as, cost savings to the client by keeping consulting services in house. <br />Upper Level Management Availability <br />West believes in providing superior service to our clients.
