We will review code requirements, zoning regulations, public hearing minutes and city <br />ordinances regarding the development of these park projects. A preliminary meeting <br />with the City and any other government agencies will be conducted to assure that our <br />review agrees with theirs. This will assist in minimizing surprises during the permitting <br />process. <br /> <br />3. We will use the information gathered from these meetings and site investigations to <br />develop and present a conceptual design for both of the park projects. The conceptual <br />design will utilize materials consistent with the Sunny Isles Beach standards and will be <br />presented to the City Commission. <br /> <br />4. Upon written acceptance of the conceptual design from the City, we will work with our <br />design team to develop the 30%, 60%, 90% and 100% construction documents for the <br />design of the park projects. A second presentation to the City Commission will occur at <br />the 60% submittal. <br /> <br />5. We will conduct regularly scheduled team meetings, at which the Project Manager and all <br />design consultants will be present, enabling us to effectively coordinate the deSign with <br />all the mechanical, plumbing, electrical, civil, and structural aspects of this project. <br /> <br />6. We will review the project construction estimates at each phase of the construction <br />document preparation for project. Each review will be presented to the City for review <br />and acceptance. Modification will be made to maintain the budget, only after agreement <br />with the City. <br /> <br />7. As the documents progress, we will convene project progress meetings the City staff to <br />review and comment on design as well as to discuss finishes, etc. <br /> <br />8. Upon completion of construction documents, we will prepare and process documents for <br />permitting. The 100% construction documents will be presented to the City Commission. <br /> <br />9. We will respond to building department and regulatory comments as they arrive. <br /> <br />10. Technical Project Specifications will be compiled by our office. These documents will be <br />coordinated with the City to incorporate all of the City's bidding and contract <br />requirements. <br /> <br />11. Once the City has announced the Bid, CTA and ACAI Associates (Architect) will manage <br />the bid process. <br /> <br />12. Once a contractor has been selected by the City, CTA and ACAI will prepare a <br />Construction Issue set of documents incorporating all bidding clarifications and permit <br />revisions. <br /> <br />13.
