I#-% A, sM ^, <br />Gateway Park Construction Management Services RFQ# 12 -06 -01 <br />4. CIMA's Approach to Services <br />CIMA employs an organized and methodical approach to all of our projects. This approach begins with a <br />complete understanding of the client's goals and objectives on the project. In dealing with projects such <br />as the Gateway Park project it is critical that the consultant grasp the unique nature of the project. <br />As this site serves as gateways to different sections of Sunny Isles the main objective should be to <br />enhance the experience of arriving at this location; both from a vehicular aspect as well as from a <br />pedestrian perspective. The conceptual vision for this project also requires that public space be provided <br />and interaction be encouraged while preserving the functional aspect of vehicular circulation critical to <br />the success of the garage component. This will contribute to the vision of a vibrant and eclectic <br />community on the beach and enhance the pedestrian component while maintaining a safe environment <br />and a walkable streetscape. Furthermore, as central points of congregation for those arriving and parking <br />on the beach the project's goal should be to create a structure that embodies the activity and movement <br />that will be generated while reflecting the surrounding environment; both in terms of the natural <br />waterfront and beach as well as the surrounding architecture. <br />To ensure that all of the City's and community's goals are met CIMA will follow the comprehensive steps <br />t as outlined below. These design strategies have been implemented in past projects by CIMA and proven <br />to be successful. <br />Design Methodology: Team CIMA understands the importance of a thorough and methodical <br />approach to the design process. Our approach begins with an open dialogue with all key personnel at <br />the City staff and Design Builder to ensure that all desired characteristics will be achieved. Concurrently, <br />CIMA will work closely with City staff and design builder to prepare a zoning package for approval. The <br />design builder will present a design submittal complete with graphic representations of the building and <br />well - developed plans, as well as a preliminary cost estimate at this time. CIMA will attend any and all <br />meetings necessary including staff reviews, Planning & Zoning hearings, community groups and <br />associations, and City Commission meetings if applicable. <br />r Upon completion of Schematic Design and the approval of the revised design by the City, CIMA will <br />immediately insure that design builder commences Design Development and Construction Documents <br />phases of the work. These two phases combined should take no more than 120 days to complete per <br />f ] project. The Design Development phase should be completed within approximately 45 days into the <br />i ! production process, while the Construction Documents phase will then be completed within the <br />remaining 75 day time frame per project. <br />Design Deliverables: At the completion of the Schematic Design, Design Development and <br />Construction Documents phases CIMA will insure that design builder completes a set of drawings. CIMA <br />will provide a cost estimate and schedule of the construction phase of the project. As the design process <br />progresses these cost estimates and schedules will be updated and refined in greater detail to reflect the <br />development of the building and its systems. Additionally, at the 75% completion of the Construction <br />Documents phase, CIMA will issue a preliminary permit review set to the City. This set can be used for a <br />cursory review by the City's building department in an effort to expedite the permit process by receiving <br />comments prior to official submission by whichever Contractor is awarded the project. <br />CIMA's Qualification Statement Page 11 of 16 <br />
