City of Sunny Isles Beach Construction Management Services <br />For Gateway Park - RFQ No. 12 -06 -01 <br />Project Controls <br />The CM will assist the City and the design /build <br />team with pre- construction meetings. <br />CONSTRUCTION PHASE SERVICES <br />Review and Approval of Required Documents <br />from Design /Build Team <br />Preliminary Construction Schedule <br />The design /build team shall prepare and submit, <br />in accordance to the terms and conditions of the <br />construction agreement, a preliminary <br />construction schedule. The schedule shall be <br />planned and recorded with a Critical Path Method <br />and be printed in a Gantt chart format. It will <br />show early start, late start, early finish, late finish, <br />and float time columns. All schedules shall <br />include the activity identification, activity <br />description, and the types of relationship between <br />activities, including any lead or lag time. All <br />activities should, at a minimum, be man -hour- <br />loaded. The CM will ensure that the design /build <br />team submits a revised monthly progress <br />schedule with each month's application for <br />payment. <br />Contractor's Schedule of Values <br />The URS Team will check to determine that the <br />r breakdown of the contract price is reasonable <br />( ) and not "front -end loaded." Unless the contract <br />specifically allows for "mobilization" as a line item <br />in the schedule of values (SOV) the design /build <br />team is to submit their SOV with general <br />conditions costs as a line item with a breakdown <br />of specific cost items. <br />Shop Drawings and Submittal Schedule <br />1I The design /build team shall be required to submit <br />a schedule of shop drawing submittals to the <br />j URS Team and Engineer for review and <br />acceptance as well as other required material <br />submittals in accordance with the terms and <br />conditions of the contract. <br />Quality Assurance Plan <br />The design /build team shall submit a quality <br />control plan that will ensure that the project's <br />quality standards are maintained during the <br />construction phase. We will review and comment <br />on this plan and monitor the design /build team's <br />adherence to it. <br />Design /Build Team's Safety Plan <br />The design /build team shall prepare, submit, and <br />adhere to a safety plan that describes the <br />contractor's on -site safety program and how it will <br />be maintained during the construction phase. <br />Design /Build Team's List of Subcontractors and <br />Maior Suppliers <br />The design /build team shall submit a preliminary <br />list of all their subcontractors and major suppliers <br />to the URS Team for their review and comment. <br />Desian /Build Team's Update of the Construction <br />Schedule <br />Prior to the submittal of each application for <br />payment, the design /build team shall prepare an <br />updated construction progress schedule based <br />on the approved baseline construction schedule. <br />Review and Acceptance of Required <br />Submittals <br />Based on the design /build team's approved <br />submittal schedule the URS CM will check with <br />the City for any additional requirements. <br />Project Status Meetings with Design /Build <br />Team <br />The CM will coordinate and facilitate regular <br />project review meetings with the design /build <br />team and the City in order to monitor project <br />schedule progress and address any issues <br />regarding the development of the bid documents. <br />This meeting will also be used to review current <br />project construction cost estimates and to <br />address issues related to: <br />• Value Engineering and alternative designs <br />• Alternate materials <br />• Project construction staging and bid package <br />development <br />• Evaluation of available construction methods <br />• Status of addressing comments related to <br />design review comments <br />• Review of permitting plan <br />• Required information from City and other <br />consultants <br />Section 4— APPROACH /METHODOLOGY 26 <br />
