Life cycle cost analysis <br />Fastrack MCI prides itself with always using the same process with <br />each client. For this process we look to see what the client /owner <br />needs are for their facility. Also similar to option analysis we look <br />at all of the maintenance items included in the project to <br />determine if there is a better or more efficient means of achieving <br />the same engineered requirements, thus providing the <br />client /owner a long -term savings. <br />This process includes all of the maintenance items from flooring <br />to mechanical components. <br />Constructability analysis <br />Fastrack MCI uses state of the art software called On Screen Take <br />Off (OSC). By using OSC we can over lay each of the sheets from <br />the design plans and maker sure every plan is fully coordinated. <br />This also allows us to quickly determine the effect and cost of any <br />changes that may be made later in the design phase, which helps <br />keep the project on track and on schedule. <br />Change Order Negotiation <br />Should an unknown condition arise which result in a change order, <br />Fastrack MCI will estimate the cost if the change order and then <br />submit it to the sub - contractor for review and to confirm it. <br />Should it ever occur that the change order were to exceed the <br />amount of the contract then Fastrack MCI will negotiate it with <br />the subcontractor prior to presenting it to the owner. <br />To date the only change orders that have been issued by Fastrack <br />MCI are deductive change orders.
