Landlord makes available for lease a portion of the Building <br /> designated as one Bay.2002 NE 1546 Street.North Miami Beach.FL 33162(Leased Premises), <br /> to Alpine Towing,Inc.(Tenant)whose address is:3500 NW 67d Street.Miami.FL 33)47. <br /> The Landlord desires to lease the Leased Premises to Lessee,and Lessee desires to lease the <br /> Leased Premises from Landlord for the term,at the rental and upon the provisions set forth herein. <br /> THEREFORE,in consideration of the mutual promises contained herein,and for other good <br /> and valuable consideration,it is agreed: <br /> Term. <br /> The term of the I year Lease shall begin on the )''day of May,2016,and end on the 30th day <br /> of April,2017.Lessee has a I year lease with a 5%increase annually.Landlord shall use its best <br /> efforts to put Lessee in possession of the Leased Premises on the beginning of the Lease term. Unless otherwise provided by law or regulation.Landlord may commingle the Security <br /> Deposit with Landlord's other funds.Landlord may.from time to rime,without prejudice to any <br /> other remedy.use the Security Deposit to the extent necessary to make good any arrearages of <br /> rent or to satisfy any other covenant or obligation of Lessee hereunder.Following any such <br /> application of the Security Deposit,Lessee shall pay to Landlord on demand the amount so <br /> applied in order to restore the Security Deposit to its original amount.
