BRIEF DESCRIPTION OF PROJECT AND RELEVANCE TO THIS CONTRACT (Include scope, size, and cost) <br />The Residences by Armani/Casa project is a 56-story high- <br />rise oceanfront condominium project in the City of Sunny <br />Isles Beach, Florida. Moffatt & Nichol (M&N) conducted an <br />initial permitting feasibility analysis and agency <br />consultation to confirm the maximum feasible development <br />envelope for the project design, which includes a large <br />parking pedestal and tower with amenity/pool deck. M&N <br />worked with the Owner to develop a permitting strategy <br />that was coordinated with the overall Project development <br />schedule. M&N worked with the design team to produce <br />project plans in compliance with the appropriate <br />regulations, and processed/secured a Florida Department <br />of Environmental Protection (FDEP) Coastal Construction <br />Control Line (CCCL) Permit for this 3.1-acre development. <br />The project includes a significant below-grade parking <br />garage, and the permit negotiations included authorization <br />of the associated excavation and management of sandy <br />material seaward of the CCCL and partial demolition of the <br />existing seawall structure onsite. M&N worked closely with <br />the City, Miami-Dade County, and FDEP to secure <br />approval of a sand management plan that includes the <br />construction of a vegetated dune seaward of the site and <br />placement of approximately 36,000 c.y. of sand in a local <br />truck haul beach maintenance project. This nourishment <br />project will facilitate beach management in the City. <br />A site-specific 30-year erosion projection setback analysis was also completed and approved by the FDEP CCCL Engineering Section <br />to optimize siting of the garage pedestal. M&N also guided the design team relative to compliance of proposed structures with <br />Sections 3109 (Coastal Construction) and 1612 (Flood) of the Florida Building Code.
