BRIEF DESCRIPTION OF PROJECT AND RELEVANCE TO THIS CONTRACT (Include scope, size, and cost) <br />Architect of Record for a new 52-story residential high-rise condominium with over 800,000 sq. <br />ft of gross area with 541,194 sq. ft. of sellable area comprising of 248 residential units and <br />constructed at a cost of about $118 million dollars. <br />The Building included such amenities as a sunrise pool and a sunset pool, children play room, <br />fitness center and spa, saunas, business center, media room, pool bar, and private storage <br />rooms. <br />The building is located on an ocean front property overlooking the Atlantic Ocean in the City of <br />Sunny Isles Beach, Florida and was partially constructed eastward of the Coastal Construction <br />Control Line (CCCL); as such, the structural design complies with the following RELEVANT <br />FEATURES: <br /> Meets the Parallel Shore requirements for coastal construction for structures located east of the Coastal Construction Control Line (CCCL). <br /> Breakaway walls for construction below the wave crest elevation. <br /> Sand displacement regulations for excavation material eastward of the (CCCL) and negotiated with State and City for relocation of sand <br /> Sand dune restoration (fill) plans including dune enhancement of vegetative material and coordination with governing authorities during design and overview of fill activities <br /> Wave crest elevation for habitable areas. <br /> Breakaway design of lightweight beach structures including paved areas, cabanas, tiki huts located within the 30 years projected Erosion Control Line. <br /> All Ground floor slabs that could or would be subjected to flooding during the 100 year flood event are designed to be watertight with provisions to resist the hydrostatic uplift pressures or alternatively be allowed to flood under worst-case conditions. <br /> Provisions were made to keep ground floor control systems (electrical transformers, <br />etc…) from becoming compromised from flood waters. <br /> The augercast pile foundations were used to provide uplift resistance to the ground <br />floor slabs. <br /> Adequate water proofing was provided on the underside of the ground floor slabs and <br />behind below grade walls to prevent water damage and intrusion. <br /> <br /> <br /> <br />25.
